01 — The Practice

Housing Development

One of five practices at Loveless — one team, one standard, across Maryland, DC, and Northern Virginia.

Development is a different discipline from resale — longer horizons, bigger downside, and contracts written by the other side’s lawyers. Loveless advises across the arc: land acquisition, development consulting, and neighborhood redevelopment for infill opportunities across Maryland and Northern Virginia.

For buyers, new construction is where representation matters most — the site agent works for the builder. Our new-construction buyer representation and builder contract review put someone on your side of the table before you sign a contract designed to protect someone else.

Whether you own the dirt or want what’s built on it, the counsel is the same: numbers first, sentiment second.

“They found the flaw in the builder’s contract that everyone else missed. That one clause paid for the engagement ten times over.”

Step 01

Consultation

A conversation, not a pitch. We learn the decision you’re facing and which practice actually fits it.

Step 02

Scope, in writing

What we’ll do, what it costs, and what to expect — agreed before any work begins.

Step 03

The work

One accountable team executes — and if a different practice serves you better, we say so.

05 — Good To Know

Questions, answered.

The questions clients actually ask about this practice — answered the way we’d answer them across the table.

Do you work with builders or buyers?

Both — on opposite sides of different tables. We advise builders and landowners on acquisition, positioning, and sales strategy, and we represent buyers purchasing new construction, where the site agent legally works for the builder.

Why do I need representation for new construction?

Builder contracts are drafted to protect the builder — deposits, timelines, substitutions, and warranties all favor the house. Our contract review and buyer representation rebalance the deal before you’re committed.

Can you help me evaluate land before I buy?

Yes. Land acquisition consulting covers zoning, utilities, comparables, absorption, and realistic exit values — the difference between a parcel and a project.

Where do you advise on development?

Throughout the DMV, with particular depth in Montgomery County, Frederick’s growth corridor, and Loudoun County — the region’s most active new-construction markets.
