The practice

Buying new construction is not buying a resale with better appliances. The contract is drafted by the builder and favours the builder. Deposits are structured differently, timelines slip without penalty to the seller, allowances conceal real costs, and the sales representative in the model home works for the developer. Land and redevelopment carry a further layer: entitlement, zoning, utilities and what a parcel can actually support. These engagements exist because that ground is unfamiliar to most buyers and expensive to learn by experience.
