Settlement timing is frequently tied to an appointment start date rather than to a school year or a lease. Flexibility on closing date can be worth more to this buyer than a price concession.
Walter Reed and NSA Bethesda postings
2–3 years, orders-drivenMilitary medical personnel across the Pike arrive and leave on orders rather than on choice, often with clearance requirements and compressed decision windows.
Short tenure makes resale exit the dominant question rather than a secondary one. We evaluate the exit before ratification, because this buyer will likely be selling inside three years.
