How does the seller net proceeds calculator work?
You enter your expected sale price, remaining mortgage, and any repairs and staging costs, then set commission and transfer tax rates. The page uses typical DMV defaults that you can adjust. It estimates your net proceeds and total costs to sell, and an advisor reviews your numbers and sends you a net sheet.

Questions buyers and sellers ask
Is the net proceeds estimate a guarantee of what I will receive?
No. The calculator is for illustrative and educational purposes only and is not a guarantee, appraisal or broker price opinion. It does not reflect every cost, such as title and settlement fees, tax and HOA prorations, loan payoff interest, seller concessions or capital gains taxes. Actual proceeds depend on final contract terms.
What closing costs does the calculator assume for sellers?
The page notes that closing costs typically run from 1-3% of the sales price on average. Commission and transfer tax are entered separately using adjustable defaults. Your actual net depends on final terms, so the page recommends consulting a licensed real estate, legal or tax professional before making any decision.

“They were fierce negotiators and worked tirelessly to get me a reduced sales price, which is a testament to their skill and expertise.”

Seller Closing Costs in Maryland and Virginia, Explained
How much will I walk away with when I sell my house?
Start with the sale price, then subtract your mortgage payoff, commission, transfer and recordation taxes, settlement fees, prorated taxes and any repairs or credits. What remains is your net. The calculator on this page gives a quick estimate, and an advisor reviews your inputs and sends you a full net sheet.
What is a net to seller sheet?
A net sheet is a line-by-line estimate of what a seller receives at settlement after every cost. It lists the loan payoff, commission, state and county taxes, title charges, prorations and credits. We prepare one before you list and again for each offer, so you compare offers by net rather than price.
What are typical seller closing costs in Maryland?
Maryland sellers commonly pay commission, a share of the state and county transfer taxes by local custom, their own settlement and lien release fees, and prorated property taxes. The page notes closing costs typically run from 1-3% of the sales price on average. County rates differ, so your net sheet uses your county's figures.
What are typical seller closing costs in Virginia?
Virginia sellers usually pay the state grantor tax, plus the regional fee in Northern Virginia, along with commission, deed preparation, lien release fees and prorated property taxes. Buyers typically pay the recordation tax. Because grantor tax is figured on price, we calculate it at your exact sale price on your net sheet.
Can I get a seller net sheet for a home in Virginia?
Yes. The calculator's commission and transfer tax fields are adjustable, so you can enter Virginia figures for a quick estimate. For an accurate Virginia net sheet, an advisor replaces Maryland transfer and recordation taxes with the Virginia grantor tax and the Northern Virginia regional fee. Call (301) 275-7744 for yours.
When do sellers get their money after closing?
Usually the same day or the next business day after settlement, once documents are signed and funds are disbursed. The settlement company pays off your mortgage first, then sends the remainder to you by wire or check. Always confirm wiring instructions directly with your settlement agent by phone.
Does the seller pay off the mortgage at closing?
Yes. The settlement company orders a payoff statement from your lender and pays the loan directly from the sale proceeds, including interest through the payoff date. You do not need to pay it off before listing. If you may owe more than the home will sell for, talk with us early about options.
Do sellers pay property taxes at closing in Maryland?
Property taxes are prorated at settlement. Maryland bills are generally paid ahead for the tax year, so a seller who has paid the full bill usually receives a credit from the buyer for the days after settlement. The exact amount appears on the settlement statement and on our net sheet.
How do seller credits affect my net proceeds?
A seller credit comes straight off your proceeds, much like a price cut, but the two are not always identical. Transfer taxes and commission are generally figured on the price, so a credit and a reduction of the same size can net slightly differently. We compare both on your net sheet first.
