Questions buyers and sellers ask

There are eight deliverables: a comparative market analysis, a pricing strategy session, professional photography with drone and 3D tour, staging guidance, an optimized MLS listing, targeted digital advertising, broker network and open house exposure, and offer management with transaction coordination through closing.

Is a traditional listing the right choice for my home?

It works best when your home is in good condition or needs only cosmetic updates, maximum sale price is your top priority, you have 60 to 120 days of flexibility on closing, and you are comfortable with showings. If you need speed or certainty, the cash backup or direct offer may fit better.

Seller Representation Services: What a Listing Agent Does

What does a listing agent do for a home seller?

A listing agent prices your home from comparable sales, guides preparation and staging, arranges photography and the MLS listing, markets it to buyers and agents, runs showings and feedback, and negotiates offers. After contract, they manage inspection, appraisal and deadlines through settlement. Ask exactly who handles each task.

How do I choose the right listing agent?

Interview two or three agents. Ask each for a price range with the comparable sales behind it, a written marketing and preparation plan, recent sales near you and how they handle multiple offers. Choose the agent whose plan is specific to your home, not simply the one suggesting the highest price.

How long is a listing agreement in Maryland?

There is no fixed term. The length is negotiated and written into the listing agreement, and many sellers sign for a few months. Make sure the agreement states the end date, what happens if you want to cancel, and any protection period for buyers who saw the home while it was listed.

Can I cancel a listing agreement?

The agreement controls. Many brokerages will release a seller by mutual agreement, sometimes with conditions such as repaying marketing costs or a protection period if a buyer from the listing later purchases. Read the cancellation terms before you sign, and ask for them in writing if anything is unclear.

What should be on my pre-listing checklist?

Gather your deed, payoff details, HOA or condo documents, permits and repair records. Then declutter, make small repairs, deep clean and plan staging. In Maryland, complete the disclosure or disclaimer statement, and in Montgomery County schedule the radon test required for single-family homes. Our room-by-room audit sets priorities.

Should I get a pre-listing home inspection?

It often pays, especially for older homes. Knowing problems in advance lets you fix them, price for them or disclose them on your terms, instead of renegotiating under deadline after a buyer's inspection. Keep in mind that defects you learn about can carry disclosure duties, especially under Maryland rules.

Can I pay for home staging at closing in Maryland?

Sometimes. Some staging companies and brokerage programs defer payment until settlement, when the cost is paid from your proceeds. Terms vary, so read the agreement closely. We give staging guidance before launch and recommend only what we expect to return more than it costs.

Does staging help sell a house faster?

Usually. The page notes that half of listing agents say staging alone shortens time on market. Staging helps buyers read room sizes and uses, and it lifts the photos, which is where most buyers first see your home. Vacant homes and awkward layouts benefit the most.

How should I price my house to sell?

Price from the closed sales buyers will compare, adjusted for condition, size, lot and updates, and from the homes you will compete against now. A price set inside the market tends to draw more buyers and stronger offers than one that needs cutting later. Our pricing session builds a defensible range.

What is a coming soon listing in Maryland?

Coming soon is a Bright MLS status that lets agents see an upcoming listing before showings begin, building interest while you finish preparing. Showings are restricted during that period. We decide case by case whether a coming-soon launch helps, based on your home and the competition around it.

How do realtors market a house for sale?

Through the MLS and the sites that draw from it, professional photography with drone and 3D tours, targeted digital and social advertising, broker networking and open houses. The goal is to reach the right buyers in the first week, when interest and your negotiating leverage are at their peak.

What happens after I list my house with a realtor?

Showings begin, feedback comes in and we track activity against competing listings. When offers arrive, we compare price, terms, financing and contingencies against your goals and negotiate. After you accept, we manage inspection, appraisal and loan deadlines through settlement. Call (301) 275-7744 to start.
