Townhome communities in Bethesda are a small slice of the market. 2020-2024 Census data counts 1,173 single-family attached homes, just 3.9% of the city’s housing units. Because there are so few, the differences between communities show up fast. Fees, parking, age and the rules in the HOA documents vary more than most buyers expect, and two rows a mile apart can trade very differently.

Two EYA communities show the range. Montgomery Row has 168 townhomes, 21 of them Moderately Priced Dwelling Units (MPDUs), and was completed in 2015. At Westbard Square, EYA plans 101 townhomes, and the nearby Brownstones site proposes 32 more, 12.5% of them MPDUs. Since MPDUs bought after 2005 carry a 30-year control period, one row can hold market-rate homes and price-controlled ones side by side.

That mix matters in pricing. An MPDU sale isn’t a comparable for a market-rate unit, and a listing that treats it as one misleads everyone. The same goes for end units, garages and assigned parking, which we price separately rather than averaging them in.
