Neighborhood guidance

Neighborhood guidance is block-level honesty about where to live: how commutes, noise, walkability, housing stock, and resale patterns differ between Bethesda and Silver Spring, Arlington and Alexandria, or two streets in the same zip code.

School and tax boundaries in Kensington don’t follow the mailing address. On levy year 2025 bills, 29 parcels with a 20895 ZIP code, on Rockville Pike, Nicholson Lane and Huff Court, carried the White Flint special tax. Those are miles from the train station but share its ZIP. Meanwhile 800 parcels paid Town of Kensington tax. The rest of 20895 paid county and state tax only. Three different bills, one postal code.

The town line changes more than tax. Since October 29, 1984, the Town of Kensington has exempted itself from county laws on matters it can regulate, except those it adopts by reference. So permits, trash service, tree rules and some building standards differ inside the limits. A buyer who assumes county rules apply everywhere can plan a project the town won’t permit. We flag which rulebook applies before you fall for a house.

School assignment runs on yet another map. The county school system ties every street address to an attendance area, and its online School Assignment Tool shows which one. Two houses facing each other can land in different areas. So a neighbor’s answer proves nothing about the house you want. We look up each address you’re considering, and we note any choice or magnet application windows still open.

Every address you send comes back with four answers: assigned schools, taxing district, special charges and whether town rules apply. The general approach is explained on Neighborhood guidance. For context on the wider area, the Kensington real estate market overview helps. Budget effects get worked out on homebuyer budget consultation in Kensington. A town with a single city line is covered in School and tax boundaries in Rockville. Owners thinking about selling can check in with a Kensington real estate agent.

Where We Work

Kensington

Boundaries cross in unexpected places. The Town of Kensington’s limits cover the area around the train station, Howard Avenue and the historic district, with town tax and town services. North Kensington and South Kensington lie outside, under county rules alone. A strip of 20895 along Rockville Pike falls in the White Flint special taxing district instead. School attendance lines don’t follow any of those. Blocks matter. Every address on your list gets checked individually before you schedule a showing or write an offer.

Answered

Kensington, answered.

Q: Do all Kensington addresses pay the same taxes? A: No. Town of Kensington tax appeared on 800 parcels for levy year 2025. Separately, 29 parcels in ZIP 20895 near Rockville Pike paid the White Flint special tax. Everything else paid county and state tax only, so we confirm the district for each Kensington address. Q: Does Montgomery County law apply inside the Town of Kensington? A: Not always. Since October 29, 1984, the town has exempted itself from county laws on matters it regulates, except laws it adopts by reference. As a result, Kensington permits, trash collection and tree rules can differ from what applies a few blocks away. Q: How do I find which school serves a Kensington address? A: Use the Montgomery County Public Schools School Assignment Tool. The system assigns each address to an attendance area, and neighboring Kensington houses can feed different schools. Each address on your shortlist gets looked up before any showing is booked, so there are no surprises later.
