New construction buyer representation

New construction buyer representation puts an advocate on your side of a table the builder normally owns: contract terms written by their attorneys, upgrade pricing with invisible margins, and “inspections” by the seller’s own inspectors.

New construction buyer representation in Silver Spring is about to become far more relevant. In 2025 the Planning Board approved public facilities for 4,408 homes at Viva White Oak: 938 townhouses and 3,470 multifamily units, alongside 300 age-restricted senior units. County leaders describe the project as more than 4,400 homes across 280 acres. A $420 million bond authorization for its infrastructure was signed on August 28, 2026, and phases are expected to open gradually.

Some newer housing already exists. In Glenmont, construction since 2010 accounts for 23.1% of 5,564 homes, many of them townhouse rows near the Red Line station. Shoppers can weigh those resales against brand-new homes. Builder warranties and fresh finishes compete with settled communities and known association budgets, and the comparison only works when total monthly cost, dues included, sits side by side.

State law sets minimum protections. By statute, a new Maryland home carries implied warranties of one year on most defects and two years on structural ones. Builders also disclose in writing whether a separate warranty plan applies. We arrange independent inspections before insulation and drywall go up and again before settlement. Fixing a framing or flashing problem early costs a fraction of correcting it later.

Sales offices work for the builder. The advertised base price grows once lot premiums, structural upgrades and design selections enter the contract, so we request the complete option sheet and every incentive in writing. If a closing-cost credit requires the builder’s preferred lender, we put that loan next to two or three outside quotes. New construction buyer representation explains the service. Where We Work

Silver Spring

New homes concentrate in a few places. The marquee project, Viva White Oak, rises next to the Food and Drug Administration campus off Route 29. Glenmont and Wheaton have newer townhouse rows near the Red Line. Downtown sees regular apartment openings and occasional condominium launches. Hillandale and Fairland get infill projects along main roads. In older neighborhoods such as Woodside Park, new construction usually means a single custom house replacing an older one. Delivery dates, fees and builder track records get compared before deposits.

Answered

Silver Spring, answered.

Q: How big is the Viva White Oak project in Silver Spring? A: Very large. The Planning Board’s 2025 public facilities approval covers 4,408 homes, including 938 townhouses and 3,470 multifamily units, plus 300 senior units. It’s planned to open in phases over many years, so Silver Spring buyers should compare each release as it launches. Q: What protections come with a newly built Silver Spring home? A: Maryland’s implied warranties under Real Property 10-204 cover most defects for one year and structural defects for two. Builders must also disclose any warranty plan in writing. On Silver Spring new builds, we book an independent inspector at the pre-drywall stage and once more before closing. Q: Does a Silver Spring new-home buyer benefit from separate representation? A: Usually. Sales staff represent the builder, and the purchase agreement is drafted to protect the builder. An agent working for you compares option pricing with Silver Spring resales, tests the builder’s loan against outside quotes and keeps inspections on the calendar.
