Zoning Text Amendment 25-02, effective November 1, 2025, opens qualifying corridor lots to duplexes, triplexes, townhouses and apartment buildings no taller than 40 feet.

The corridor rule comes with conditions. Buildings with three or more homes owe a 15% workforce housing set-aside. Each one needs Planning Board review, and the lot must front a corridor meeting width and lane tests. A parcel that looks eligible on a map may fail on frontage. Chevy Chase Lake follows its own plan. The County Council approved the Chevy Chase Lake Sector Plan on July 30, 2013, by an 8-1 vote. It held new buildings on the Chevy Chase Lake East shopping center to 120 feet, below the 150 feet the Planning Board had recommended. Projects there follow the sector plan’s staging and design guidance instead of the corridor rule.
