Neighborhood guidance

Neighborhood guidance is block-level honesty about where to live: how commutes, noise, walkability, housing stock, and resale patterns differ between Bethesda and Silver Spring, Arlington and Alexandria, or two streets in the same zip code.

School and tax boundaries in Gaithersburg seldom line up with a mailing address. The Census Bureau’s 2020-2024 survey counts 47,217 housing units across ZIP codes 20877, 20878 and 20879. Of those, the incorporated city holds 27,280. A mailing address alone tells you very little. Everything else shares the postal name but answers to Montgomery County for taxes, permits and licensing.

That municipal line is old. Gaithersburg incorporated on April 5, 1878, became a city in 1968 and today spans about 10 square miles. Owners within it pay a city rate of $0.262 per $100 of assessed value, billed beside the county and state amounts. Past the line, that charge drops away and county services take over. Facing houses on a boundary street can receive different bills.

Schools follow a third map. Montgomery County Public Schools draws its own attendance zones and publishes a lookup by street address. Those zones ignore both the city limit and the ZIP code. What a neighbor reports says little about the house you’re eyeing, so we look up each address on your list individually. School assignments can also shift when the school system redraws zones after a boundary study. We note the date of each lookup. A listing’s school claims get checked against the official source, never taken from marketing copy.

For each address you send, we return the assigned schools, the taxing jurisdiction, any special charges and whether city codes apply. Neighborhood guidance explains the method. The wider area is profiled in the Gaithersburg real estate market overview, which adds context on growth and services. Monthly costs get modeled on homebuyer budget consultation in Gaithersburg. A city with one simpler boundary appears in School and tax boundaries in Rockville. Thinking of selling? Ask our Gaithersburg real estate agent for a value estimate.

Where We Work

Gaithersburg

Boundaries cross in unexpected places. Kentlands, Lakelands, Crown and Olde Towne lie within the city, as does Washingtonian. Subdivisions in ZIP 20878 toward Darnestown and North Potomac often sit beyond it, as do parts of 20879 near Montgomery Village. School attendance zones cut across all of these lines too. Near the edges, a few city parcels even use Rockville or North Potomac mailing names. Each address on your list gets an individual check. That happens before any showing or written offer.

Answered

Gaithersburg, answered.

Q: Is a Gaithersburg ZIP code the same as being in the city? A: No. ZIP codes 20877, 20878 and 20879 contain 47,217 homes in Census Bureau data for 2020-2024, but the City of Gaithersburg holds 27,280. We check each parcel record to confirm whether city tax, city permits and city rental rules apply to the specific address you’re considering. Q: Do all homes in a Gaithersburg ZIP code pay city tax? A: No, only those inside the city limits. Gaithersburg charges $0.262 per $100 of assessed value, a rate in place since July 1, 2010, alongside county and state taxes. A similar house across a boundary street pays no city line at all, so we confirm each address. Q: How can I find the school assigned to a Gaithersburg address? A: Search the address in the Montgomery County Public Schools boundary lookup, which returns the assigned elementary, middle and high schools. Those zones don’t follow Gaithersburg city limits or ZIP codes. We run every address on your shortlist and record the result before you book a showing.
