Seller representation in Silver Spring
Seller representation
Meeting home seller requirements in Silver Spring begins with the property tax bill, because downtown bills carry a layer most suburbs never see. For FY2027, the County Council set the Silver Spring Urban District tax at $0.0240 per $100 of assessed value. On levy year 2025 bills, 430 parcels paid an urban district charge, and every one of them had a 20910 ZIP code. The 320 principal residences in that group had a median assessment of $328,333, a figure that points to condominiums rather than houses.
Condo owners sometimes assume the district tax lands only on shops and offices. It doesn’t. Section 68A-4 of the county code levies it on all assessable real and personal property inside the boundary, residential units included. Montgomery County also requires any sale advertising to state the buyer’s estimated full-year property tax, with non-tax charges folded in. If the district line is missing from that estimate, the number a buyer relies on is wrong before the first showing.
Two more rules apply countywide. Radon testing is the county’s call for houses and townhouses only; apartment-style condo and co-op units sit outside the rule. On top of that, Maryland asks every seller to pick a disclosure or a disclaimer before the contract. Choosing the disclaimer doesn’t excuse hiding a latent defect you already know about. Getting the form right early keeps a buyer from walking away later on a technicality.
We work through those items in a fixed sequence: tax bill, district lines, radon if the home needs it, then the state form, all before photos.
